units). Tenant Only Our marketing savvy combines: signage, Internet
advertising, cross marketing (something few companies utilize) and
word-of-mouth. We work nights and weekends to fill your property
with reliable renters. It means we fill homes faster and help
renters in the process. We find a tenant and conduct a thorough
screening which includes: credit, employment and rental history
checks. We sign the lease (upon owner approval) and forward all
materials on to the owner, who will serve as the landlord moving
forward. This plan includes comprehensive marketing and showing of

Full-service
management Our most popular plan includes all services
mentioned above, plus we collect rent and manage all bills
associated with the property (taxes, mortgage payment and insurance
excluded). We collect money, pay bills, handle utilities and
provide a tax-friendly monthly statement at the close of each
month. We carefully mind costs of any necessary repairs (as
approved by owner). Our in-house maintenance team is on-hand to
service simple problems, at below market costs, whenever possible.
For more complex issues, we know who to call for quality repairs at
reasonable prices. Cost: 9.5 % of monthly rent. (no separate
tenant-finding fee; management fee applies only when

Developers and construction managers - Associations are one thing we can take off your list. We specialize in the detail-oriented, set-up responsibilities. Continuity - Management of the HOA or condominium association will be established as constant, through growth and changes among the volunteer board. Minimize time demands on volunteer board members. Board members and neighbors will maintain the ultimate control over their neighborhood, with the resources of our experienced association mangers on their side. We're prepared to deal with issues, bylaws and logistics as they arise. Multiple options - Choose from full-service, asset management or landscape & maintenance programs. In-house landscape and maintenance brings discounted rates to management clients. We also maintain relationships and collect bids from reliable vendors for approved expenses.
Full-service management includes: - Administering and keeping records of CCRs
- Helping enforce CC&R rules and policies; documenting violations
- Serving as primary contact for title companies, neighbors with concerns, city and county officials or attorneys if necessary
- Assisting in the aesthetic upkeep of the neighborhood
- Offering after hour emergency support
- Obtaining quotes and contracting desired neighborhood services: landscape maintenance, sprinkler winterization, repairs, legal services if necessary (service fees not included)

- Preparing annual budget for board approval

Asset management and bookkeeping services include: - Maintaining database of members
- Conducting assessments/collecting Association dues; making deposits into Association account, reconciling operating and any reserve accounts
- Paying monthly Association invoices (e.g. utilities for common areas)
- Providing quarterly financial updates to board members
- Obtaining bids for authorized professional service expenditures (mowing, sprinkler winterization, etc.)
- Implementing the budget (and making recommendations, as requested)
- Attending annual association meeting with yearly financial reports for board distribution
Reserve studies are recommended for associations with common buildings and are not included with regular management fees. Association and board members typically work together to: - Direct complaints to management company
- Approve the annual budget and any written communication to owners
- Set policy/ establish rules (with guidance from management company upon request)
- Conduct annual meetings
- Establish any necessary committees
- Vote in executive board (president, secretary/treasurer)
- Set financial and work priorities
